Pros: Good location, spacious units,upgraded granite countertops,newer flooring,clean Cons: $12/day amenities for very little amenities,uncomfortable beds, Wi-Fi problems. Overall not a terrible place to stay but not great either

The 2 BR unit in which we stayed was clean and well-equipped. The staff was very accommodating to our needs for additional towels and linen, as well as providing an additional casserole dish. The $12/day "resort fee" however, is a joke. There was no pool available, and outdoor "amenities" of putt-putt golf, table tennis and others were worn-out and un-cared for. The location was good and check-in and check-out was easy and convenient.

We enjoyed our stay, and were conveniently located for the Mansion Theater for Praisefest, and Sight and Sound Theater for "David". However, we responded to an invitation to attend a 20 min. RCI presentation and were promised $150 for doing so. We stayed for almost an hour and when we got up to leave, since it dragged on and the sales person, Chris, never got to the point and let us know what changing to points in RCI would cost, we were insulted and told WE were rude to leave. No promised $150.

Looking to help people have an honest review of this place so you know what you're paying for! We had a two bedroom unit with a kitchenette. I would say overall, if you are someone looking to just have a place to sleep and not spend much time while being a tourist, this place could work for you. If you want a really nice, really clean, updated accommodation with great amenities this is not the place for you. Positives: Staff were friendly and responsive; quiet area and off the main path of Branson, close to the highway; the bed we slept in was comfortable but if you like a firmer mattress you wouldn't like it. Every time we called for something we needed--toilet paper, dishwasher pod, garbage bags--the staff responded quickly. Right off the bat the garbage disposal unit was leaking and the maintenance staff took care of it as soon as they could get a new one. The kitchen sink faucet leaked when turned on a certain way, they thought they had fixed it but it kept doing it--we just used paper towel to dry it up when needed but it could use to be replaced. Refrigerator was clean, microwave clean and newer, oven was clean and stove was clean. Had a 12 cup coffee pot but they do not provide filters--they only provide 4 single coffee pods on the day you arrive. Negatives: the unit itself is dated and needs fresh paint and a really good cleaning of base boards and walls; ceiling fans in both bedrooms were dirty with dust on the blades; each room has it's own window unit for heating a cooling and seemed to do the job but not able to get a congruent temperature throughout the whole unit; all the furniture in our unit was outdated, multiple pieces had paint chipping off; the couch had a couple holes in the fabric; the living room chair legs looked like they could pop off any second; living room table was very wobbly; 2 of the kitchen chairs had a rip in the seat; the blender did not have the top to cover the hole and needed to be cleaned before use, had food on it still; the bed spreads were not soft and a lot of pilling; trash under the beds-- it appeared the vacuuming was not done well, a penny was on the floor by the window and it wasn't ours; the carpets have not been cleaned in quite some time and are very thin; the windows go almost to the floor with blinds that aren't great--some broken ones that leave open holes, luckily there is black coating on the outside of the windows since the beds are right next to the window; some curtains would help with the light coming through in the morning for those that would like to keep it darker. Our unit was right next to the pool, it wasn't open yet but I can imagine when it is it wouldn't be as quiet right there and it would feel like you didn't have much privacy with all the people coming and going to the pool. There is a door in each bedroom and the main sitting area which makes it feel less private. The kitchen had minimal items--utensils, a couple bowls, one cutting board, a good set of pots and a couple large spoons, knives that weren't sharp; didn't see any 9x13 pans or sheet pans but didn't check the drawer in the stove. The pull out mattress on the couch was very thin, dirty and had many stains on it, the mattress pad cover provided did not cover the whole mattress. The unit says it sleeps 8, which it could but it doesn't necessarily "fit" 8 people--there is only 1 couch and 1 chair in the "living area" and only 4 chairs at the small kitchenette table. There is a TV in every room so I suppose if you wanted to sit on a bed constantly to watch TV that works. The vanity sinks are small with not much space to put your stuff on; there is plenty of space to put a longer, larger vanity in. There is only 2 towel bars in each bathroom area--doesn't provide much space for the room with 2 beds and 4 people using the shower/bathroom; the shower is not very wide and the drain didn't work well so always standing in water while showering. Only 1 nightstand for the king bed so one person has no where to set items at night. Only 1 plug in the king bedroom that was accessible to plug phone chargers into and it was on the side without a nightstand. Very few plugs overall--maybe when this place was first built that was fine but now with everyone having so many electronics that need charging it doesn't work well. The Wi-fi is not very strong and cuts in and out--there are 2 options, a guest one and one with a password, the one with a password would not work most of the time. There was no shampoo or conditioner provided, just a couple small bars of soap and a couple face wipes. The amenities are slim; a small putt-putt course on a hill, a basketball court but if your ball goes over the fence then down a hill it goes; an outdoor pool table but wasn't level due to being on a hill; an outdoor ping pong table but not as large as a typical one.

Beds were very hard, fold out couch was no better, the only thing good I can say about the place it was clean.
