We had a 3 night stay at Upham Beach Inn this past weekend. We had a one bedroom unit and were very impressed. The unit had a fully stocked kitchen, separate living room area and beach equipment was provided. The hotel was close to everything and we never needed to get in the car all weekend. The beach was a short walk and the one day we stayed on site, we enjoyed the great pool area. We will definitely return.

Absolutely the very worst experience I have ever encountered. Booked through Hotels.com (#72367624791207). The owner was suppose to provide the access code 24 hours prior to the date of arrival. When the owner did not send access code, Hotels.com nor I could reach the owner after numerous calls and emails. Then Hotels.com cancels the reservation and I am charged another fee, when I am told I am getting a refund. I am out $362 Hotels.com continues to try to reach the owner by phone and email because its "non-refundable", for my refund. DO NOT BOOK HERE AND KNOW THAT HOTELS.COM CANNNOT HELP YOU EITHER. There is no lobby or front desk at this scammers place. I have several emails from Hotels.com regarding all of the above attempts I have saved. A lot of wasted time and I will continue to warn everyone I can if this matter is not resolved.

We've stayed at the Upham Inn under the previous owners several times over the years and not once had a single problem. This year I booked and it probable was my mistake but I didn't know I would be sleeping in what was the office under the obvious owner. Unit #5 is small cramped and filthy dirty, see the pictures the one single coffee fir 2 was filthy and so was the ceiling fan above the bed, a hair hung down from it and the dust covered the blades, the bathroom lights in the bathroom had one light out so I messaged Dave the owner and told about the filth and asked if it would be possible to be moved to another room and pay fir the upgrade, hecresponded with " I will drop off 2 mugs tomorrow and a light bulb and ask the cleaner to clean the fan" he told me there were no other rooms available. The following day two coffee mugs and a light bulb were left outside our room, the cleaner still hadn't arrived and it was 3pm. The cleaner did arrive and cleaned the fan, I changed the light bulb. Later that day my with unbeknown to me sent Dave an text telling him we were celebrating our anniversary and her birthday and this "Office" wasn't going enough, he responded that since she asked nicely he would allow us to move to unit #4 next door at no charge(the guys an idiot). This unit was what I was thinking I was booking since like I said we had been to Gulf Tides many times never guessing the office had been changed to a room. After we moved we started to enjoy our stay and actually stayed a second week, I never met or saw Dave or Melissa for the whole time I was there, my wife met Dave once. Yet other reviews state they are always on site. There is a No Smoking policy in the rooms and on site as stated by a wall sign yet the cleaner walks around from room to room puffing on her Vap.

I must admit I was a little skeptical after reading the last couple of reviews but we had a great experience at Upham Beach Inn! Dave had excellent communication with us prior to check-in, answering all my questions and concerns. All of their rules about pets and cancellation policies are very fair and also spelled out clearly on their website. We saw Dave and Melissa a couple times on the property and they were always helpful and friendly. We visited last week of March 2022 for spring break…2 adults, 2 kids (10 & 12). We stayed in a unit that offered 1 bedroom with 2 queen beds a family room sitting area with pull out couch and kitchen. The unit was small. Although we knew and expected this going into it. We did not plan on spending much time in our room on vacation. Bathroom and bedroom were snug but not terrible. Everything was very clean! We had towels, linens, and beach towels enough for 1 per person. Bring your quarters for on site laundry. Washer & dryer were both $2.50 each to use. Parking is super convenient with a designated spot right outside of your door. Kitchen had everything we needed…coffee pot, fridge, freezer, oven/stove, dishes, Tupperware, soaps, sponge, some spices, and things others have left behind. Each unit has their own beach box right outside their door. This was so convenient. 2 bag chairs, beach umbrella, sand toys, bag coolers, everything we needed to walk the quick 3 minutes to the beach. Restaurants, bars, souvenir shop, ice cream shop, convenient store are all a short walk away. The pool is small and quaint with tables and umbrellas. Heated. There are grills available on the property but we did not use them. The free Gym access was great. A 1 minute walk to Beach Bods Gym where they offer exercise equipment both indoors and outdoors. Overall, I’d recommend this great little place. Quiet, nice, safe area. We’d be interested in checking out a bigger unit there next time for 4 people.

I asked Dave to change my reservation dates by providing permission through Expedia and he will not provide the assistance I require. I requested this change on March 13th through Expedia (approx. 8 hours past the cancellation date) who attempted to contact him multiple times over a week however he did not respond. I finally got a hold of him personally on March 21 (after leaving messages) to request he provide permission to Expedia to cancel my request and to book personally through him on alternate dates very close to the same time frame I originally booked in late April. He told me that there is no need to call or text him as he is not willing to assist me. The reasons for my trip changes are beyond my control. I cannot believe that a hotel would not consider making changes a month before a trip. It sounds like I am not the only one who has had bad experiences with this hotel.
